The Role Of The Seller

PREPARATION IS KEY

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential Buyers, and you’ll be able to make repairs before open houses begin.

2. Organize and clean. Pare down clutter and pack up your least-used items. Store items off-site or in boxes neatly arranged in the garage. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

3. Spruce up the curb appeal. Pretend you’re a Buyer and stand outside of your home. As you approach the front door, what is your impression of the property?

4. ”Staging” your home.  Think “Neutral”. Neutral colors. Neutral designs. Neutral decorations.

  

GETTING THE EDGE IN LISTING YOUR HOME

1.Price the house properly. Don’t test the market. The strong, motivated Buyer’s will move on and your home may then sit too long.

2. Make your home easy and available to show. Short notice (4-24hrs) this will help increase the number of showings. Other Agents will be able to capture the motivated Buyers.

3. Keep your Contingencies to a minimum. Buyers want security too.

4. Participate in the Sale Process. Remember that you are a partner in the process of selling your home – there are many things you can do to help. If Possible, leave while the house is being shown. Allow Open houses. Keep your home “Guest ready” at all times. Pets? Watch out for Fido!

 

UNEXPECTED CHALLENGES.

1. Expect to Negotiate. Rely on your Realtor to guide you with, negotiating, concessions and Buyer requests.

2. Appraisal Issues. The Appraiser may deduct for expected market decline before Close of Escrow. Don’t panic. Let your Realtor work on getting the value up or working something out with the Buyers.

3. Emotional Aspects. There are emotional issues associated with leaving a home. Your memories, re-defining yourself and questions as to what the future may hold. Try to stay calm throughout the process. Stress is not good for you. Talk to your Realtor; they can’t help you if you don’t tell them what’s going on.

Selling your home doesn’t have to be a daunting task. The steps you take to educate yourself, with real estate information, can result in an agreeable and successful home selling experience, making your home’s location, the right location, for a lucky buyer.
